Paste a listing link into Brochure Builder and get a print-ready brochure, window card, booklet or social tile in seconds. There's no sign-up and nothing to install. It's built by Zenu and works best with listings on Zenu-powered agency websites.
You can use it two ways: on the website, or by asking Claude to make one for you.

Make a brochure from a listing
Open the listing on your agency website and copy the link from the address bar. It's the page for one property, usually with
/property/in the link.Go to brochurebuilder.com.au, paste the link and click Continue.
Choose what to print: window card, brochure or social tile.
For brochures, pick portrait or landscape, then a layout.
The editor opens with your photos, price, description, agents and branding already filled in. Make any changes (see Editing options below).
Click Download PDF (or Download PNG for social tiles).
Your office's logo and brand colour are picked up from your website automatically.
Make a buyer handout or stock booklet
These use several listings at once, so start from your website's search results instead of a single property.
On your website, open the Buy (or Rent) results page and apply any filters you want, such as suburb or price.
Copy the link and paste it into Brochure Builder.
Choose Buyer handout or Stock booklet. Every listing on that results page is loaded, including ones further down the page. Large offices take a few seconds while each listing is fetched.
In the panel on the right, untick listings to leave them out, drag them into a new order, or sort by price or suburb.
Filter by status (for example Just listed, Under offer, Sold) if you only want some of them.
For a booklet, set the front cover heading and photo and the back page message, then download.
Editing options
Click any text on the brochure to change it. Everything else is in the panel on the right:
Page: size (A5, A4, A3) and orientation, where the layout allows it.
Brand: accent colour, logo background colour and font style. Modern is the default; there are also classic serif, editorial and web-safe options.
Show or hide: price, features, agents, open times, logo, floorplan, QR code, headline and description.
Photos: choose the main photo and which photos appear in the gallery.
Property information: add details that aren't on the listing page, such as council rates, water rates, rental return, zoning or strata. Empty rows don't print.
QR code: links to the listing by default. Paste a different link if you want, for example a video tour.
Disclaimer: shown at the bottom of the last page. Edit the wording or turn it off.
Badges (social tiles): pick a preset such as Just listed, Open this Saturday or Sold, or type your own.
Your changes are saved in the page link, not on our servers. Bookmark or share the link and it reopens exactly as you left it. Click Start over to begin again with a different listing.
How the AI helps
Brochure Builder reads your listing first, then uses AI for two small jobs. It never adds facts or changes what your description means.
Shortening long descriptions. Most listing descriptions are too long for a brochure. The AI shortens yours to fit each layout, using your own wording. Use the Fitted / Original switch in the Description card to compare or go back to your full text, and Compare with original to see what was kept.
Filling gaps. If a detail is on the listing page but our reader missed it (for example land size or an agent's mobile), the AI fills it in. These show a small AI mark on screen. Click the mark to see the text it came from, then keep or remove it. The mark never prints.
If the AI is unavailable, everything still works; you'll just see the original description.
Downloading and printing
On a computer, Download PDF opens your browser's print window. Choose Save as PDF, set Margins to None and tick Background graphics, otherwise you'll get white borders and missing colours. Chrome and Edge give the most reliable results.
On a phone or tablet, the PDF is made for you and downloads directly.
Social tiles download as a PNG at the exact size for Instagram and Facebook. On a phone you can save it to Photos or share it straight to an app.
For professional printing, download at A4 or A3 and send the PDF to your printer.
Use Brochure Builder in Claude
Connect Brochure Builder to Claude and you can ask for brochures in plain English. Claude finds the listing on your website, builds it and sends you a link to the finished brochure. There's no login and no account to create.
Set it up (about a minute):
In Claude, open Settings → Connectors and click Add custom connector.
Name it Brochure Builder and paste this URL:
https://brochurebuilder.com.au/mcpClick Add. There's no sign-in step.
In a chat, turn the connector on from the tools menu in the message box.
On Claude Team or Enterprise plans, an Owner needs to add the connector for your organisation first. Free plans allow one custom connector.
Then just ask. Tell Claude your agency website the first time, for example:
"Our website is youragency.com.au. What listings do we have in Clyde North?"
"Make a landscape window card for 12 Damiana Avenue with a Just listed badge."
"Create a square Instagram tile and a story for that listing."
"Make a stock booklet of everything for sale, 4 per page."
"Do a buyer handout of our listings under $800,000."
Claude replies with a link that opens the brochure in the editor, ready to tweak and download. Ask for "the PDF" or "the PNG" if you want the file sent straight to the chat instead.
Tip: to avoid repeating your website in every chat, add "Our agency website is youragency.com.au" to a Claude Project's instructions.
Limits
On the website, downloading from your computer is unlimited. In Claude, limits are per agency website, per day:

Opening the link Claude gives you and downloading from the editor doesn't count towards the file limit. Limits reset daily, and Claude will tell you if you've reached one.
Troubleshooting
It says my link isn't a single property. You've pasted a results page. Use it for a buyer handout or stock booklet, or open one property and copy that link instead.
A photo, price or agent detail is missing. Click the empty spot on the brochure and type it in. If it's visible on your listing page but didn't come through, let us know via chat so we can fix it.
The PDF has white borders or no colour. In the print window, set Margins to None and tick Background graphics.
The floorplan isn't showing. Not every listing has one. If yours does, check the Floorplan toggle is on in the panel.
Claude says my website isn't supported. The Claude connector only works with Zenu-powered websites. Use brochurebuilder.com.au for other sites.
Claude can't find the connector. Check it's added under Settings → Connectors and turned on for that chat in the tools menu.
