Creating a Property Price Statement (PPS) in Zenu

For Victorian offices only

From 1 October 2026, the Property Price Statement (PPS) replaces the Statement of Information (SOI) for residential sales in Victoria. Zenu has been updated so you can create, generate and publish your PPS straight from the property record.

Key dates

1 October 2026: The PPS replaces the SOI, and most of the new rules start.

16 October 2026: The new PPS and reserve price requirements apply to auctions and fixed-date sales held on or after this date. This includes properties listed before 1 October. If the auction or fixed-date sale is on or after 16 October, the listing needs a PPS.

What's changed from the Statement of Information

The PPS keeps everything the SOI had: the indicative selling price, the suburb median price and comparable sales. It adds a few new requirements:

  • Key features must be shown for the property being sold and for each comparable. These are the building type, bedrooms, bathrooms, car spaces, internal floor area (m²) and land size (m²).

  • Fewer than 3 comparables: If only 1 or 2 comparable sales exist, you must list them and explain why there aren't 3.

  • Sold price: The PPS must be updated with the sold price within 7 days of the sale becoming unconditional. It must then remain publicly available for 18 months.

  • Prominent display: Online, the PPS must be linked near the top of the listing, right next to the price. The bottom of the page no longer counts.

In Zenu, the PPS is no longer on the Edit Listing page. It now has its own section on the property itself.

How to create a PPS in Zenu

  1. Open the property and find the new Property Price Statement section on the left-hand side of the property details page. It shows as Incomplete until every required item is filled in, and lists what's still missing.

  2. Click Edit to open the Property Price Statement form.

  3. Complete the form:

    • Located: Choose whether the property is in the Melbourne metropolitan area or outside it. This determines which comparables are valid: within 2 km and sold in the last 6 months for metro, or within 5 km and the last 18 months outside metro.

    • Indicative selling price: Enter a single price, or a range no wider than 10%.

    • Median sale price: Enter the median price, property type, suburb, the period from and to, and the source.

    • Median price based on our own sales records: Select Yes or No.

    • Comparable property sales: Enter each comparable's address. The key feature fields will then appear: property type, sold price, date of sale, beds, baths, cars, floor area and land size. [Screenshot: comparable fields]

    • Fewer than 3 comparables: If you enter fewer than 3 comparables, a field appears asking why fewer than 3 were sold within the relevant period. This field disappears once all 3 are entered.

    • Internal floor area of the property being sold.

    • Sale price publication: See the section below.

  4. Click Save.

  5. Refresh the page. Your PPS PDF will be generated and ready to use, located in the images/docs tab.

Sale price publication

When a sale becomes unconditional, the sold price must be added to the PPS within 7 days. Zenu does this for you automatically. Once the property is marked as sold, the sold price is added to the PPS document, so there's nothing extra to do.

If you'd rather the sold price didn't update automatically, we recommend uploading your own PPS to the property's Documents page under Shared Docs.

Just remember that you'll then need to update it with the sold price yourself within 7 days.

Two settings in the PPS form stop the sold price from being published.

Exemption applied for or granted (family or personal violence): Select Yes if the seller, buyer or agent has applied to Consumer Affairs Victoria for an exemption, or if one has been granted. Publishing the sold price while an exemption is pending or approved is an offence.

Pre-commencement engagement with a confidentiality term: Select Yes only if the agency agreement was signed before 1 October 2026 and includes a term requiring that the sale price not be disclosed.

If either setting is Yes, Zenu won't publish the sale price until someone in your office manually releases it.

You can't list without a PPS

A property can't be moved past Pre-listing on the property timeline until its PPS is complete. This protects you from accidentally going to market without a compliant statement.

Using your own PPS instead

If you prepare your PPS outside Zenu, you can still use it. Go to the property's Documents page and upload it under Shared Docs, the same way SOI uploads worked.

Your website

We're automatically updated Zenu websites to use the new "Property Price Statement" name in place of "Statement of Information". You don't need to do anything.

Linking to your PPS in advertising

Your PPS must be easy for buyers to find.

Online: The PPS must be displayed or linked at the top of the listing, right next to the advertised price. Zenu websites handle this for you.

Print and physical ads: Brochures, signboards and window cards must include a web address or QR code that leads to the PPS.

We recommend linking to the property page on your website, rather than directly to the PPS PDF. Your PPS may change during the campaign, for example when you update the price, publish a reserve, or add the sold price. The property page always shows the latest version, so a QR code on a signboard won't send buyers to an out-of-date statement.

Properties already on the market

Any property you currently have on the market will need a PPS created. This is especially important for auctions and fixed-date sales on or after 16 October. Consumer Affairs Victoria has acknowledged that agents may need some time to transition existing listings. Check their Industry Q&As to confirm what applies to your listings.

Reserve price (auctions and fixed-date sales)

For auctions and fixed-date sales, you must publish the seller's reserve price at least 7 days before the sale date. See Consumer Affairs Victoria for details.

We recommend entering the reserve price when you first complete the PPS. If you don't have it yet, you can add it later, as long as it's in before the 7-day deadline. The reserve must be a single dollar amount.

If the reserve changes, update it in Zenu. The 7-day period restarts from the date the new reserve is published.

Setting up reminders with Action Plans

Zenu can send your office a reminder before the reserve deadline using Action Plans.

  1. Create an Action Plan triggered by Auction Date, and another triggered by Sale Type Date for fixed-date sales.

  2. Add an email or SMS step to notify the right person in your office, such as the listing agent or sales admin.

  3. Schedule it for a set number of days before the date. We suggest 10 days before, so there's time to get the reserve from the seller before the 7-day deadline.

  4. Set the plan to autopilot so the reminder sends automatically, without anyone needing to action it.
