Please see below a list of the property timeline listing statuses, what they mean and how they function in Zenu.
PROSPECT: A property that has not yet been appraised
This status will include basic details of the property and history if the property has previously been sold and settled through your agency.
PRE-APPRAISAL: A property that is in preparation and scheduled for an Appraisal
This status will include Appraisal Date, Vendor Details, Pricing, Property Features, Pipeline, Listing Agent, Occupancy, Size and Council Information
APPRAISAL: A property that has been appraised
This status will include the same details as a Pre-Appraisal, along with Appraisal Pricing and any additional property features and details found while doing the Appraisal.
PRE-LISTING: A listing that has a signed authority and is in preparation for going to market
This status is used to prepare a listing for being advertised on the portals and company website. Upload images, heading & description along with pricing/Statement of Information, comparable property sales, Listing agents & relevant links. You can send a preview of the listing on your Zenu website to the vendor for approval before moving to On Market.
SNEAK PREVIEW: A current listing that will only display on your Zenu website
This status is used to market the listing on your Zenu website, and allows you to send the listing to matching buyers in your database before sending it to your portals. Sneak Preview listings will not send to portals. It is not possible to revert a listing from Sneak Preview back to Pre-Listing. You can either Withdraw the listing or simply tick 'Hide Listing from Web' whilst you prepare the listing to go online.
OFF MARKET: A listing that is currently available but not publicly marketed
This status is used when a vendor opts for you to try and sell their property without making the listing public to avoid additional listing costs. With an off-market listing, you can contact your database and matching buyers without displaying the listing on your website or portals. Off-market is still an active status, meaning the property is available for sale but not advertised publicly.
ON MARKET: A current listing that is available and marketed on your website and portals
This status is used when the property is available for sale via multiple channels of advertisement such as your website, portals (eg REA, Domain etc), newspapers, brochures, sign boards and more.
WITHDRAWN: A listing that is no longer advertised for sale
This status is used when the vendor, for whatever reason, has decided to withdraw the sale of their property that was previously an active listing. This will remove the listing from your website and all portals.
UNDER OFFER: A listing that has a pending contract that is not yet finalised
This status is used when you may have a verbal or pending offer which allows you to enter in purchaser details against the listing in the CRM. You can collect deposit funds and process these through Zenu Trust. 'Under Offer' is an internal Zenu status that publicly operates as On Market.
UNDER CONTRACT: A listing that has a signed contract but is not yet unconditional
This status is used when an offer has been accepted and both parties have signed and agreed on the terms of the contract. This will display as Under Contract or Under Offer on some portals.
CONTRACT CANCELLED: A listing that was previously Under Contract that has fallen through
This status is used when a contract that may have had conditions has fallen through. Selecting this status will return the property to On market status.
PRE-SOLD: A listing that has sold but does not have contract details available yet
This status is used if you wish to update a listing to Sold on your website and portals immediately without entering the contract details. This may be used when a listing is sold at Auction or the contract has not yet been finalised. For this, you only need to enter the sold price and the date the property was sold.
SOLD: A listing that has sold and is unconditional
This status is used once the contract is no longer conditional and the listing is considered Sold. This will display the listing as Sold on your website and portals.
SETTLED: A listing that has now changed ownership
This status is used once the Settlement has been finalised. The funds and keys have been handed over to the new owners. This is the final status of the property timeline. Once you update a listing to Settled, this will create a new Prospect listing for you to begin the property timeline again.
